Luxury Architecture with Nautical Elegance

Set along the edge of Boston Harbor, The St. Regis Residences, Boston by Elkus Manfredi Architects is a masterclass in elegance, engineering, and design that speaks to its surroundings without imitating them.

The 22-story residential-only tower is the second standalone St. Regis-branded property in the world, and it doesn’t settle for meeting expectations; it confidently raises them.

From the outset, the building’s form does not represent the ordinary and mainstream design as its silver-blue curtain wall glistens under Boston’s shifting skies, giving the impression that the building belongs to the harbor as much as the water itself.

The designer's use of inspiration by the movement of sails, the façade features deep pleats that create an illusion of torsion, twisting gently upward, shifting as if caught in motion.

For pedestrians on the Harborwalk, the structure offers a visual experience that changes with every step, revealing new shapes and shadow lines depending on the angle of approach.

This sense of movement isn't simply a surface-level design. Tilted structural columns run continuously through the building, adjusting position at every floor due to the twist in form. To stabilize this dynamic architecture, the designers opted for a reinforced concrete system that absorbs vibration and dampens sound, offering residents not just visual appeal but safety and reassurance.

The building houses 114 thoughtfully designed residences, from one-bedroom units to a sprawling six-bedroom penthouse, each one shaped by the same attention to detail visible in the exterior.

Aside from all that, at the ground level, recessed zones echo the tower’s pleated form, making way for a generous 8,000-square-foot restaurant and outdoor terrace that overlooks the harbor. The lower levels serve as both a social threshold and a place of leisure, with open views of the water and direct access to the 43-mile Harborwalk.

The engineering is equally forward-thinking: the building incorporates a deployable flood barrier system, a raised first floor, and high-efficiency electrical, HVAC, and fire safety systems. These elements meet LEED-NC Gold standards and reflect a wider commitment to sustainability and resilience.

This architectural design is meant for those who value precision and performance in architecture. While most homes are created for the sole purpose of living in, The St. Regis Residences is an architecturally designed project that sets a new benchmark.

Recognized for its innovation and refinement, The St. Regis Residences, Boston was named the Grand Winner of the 2025 iLuxury Awards under the Best Luxury Design – Best Luxury Architectural Design category.
